What it is, who runs it, and how it operates
4 Breadalbane Street, Hamilton, Ontario Prepared for the landlord, the City, insurers, and anyone else who needs a plain account.
The premises
- Approximately 2,000 sq ft, single-storey concrete block building on Breadalbane Street, one lot back from King Street West, in the Strathcona neighbourhood.
- The building has been in use as an automobile repair shop for approximately a century, from around 1927. The City's Urban Design Brief for the site (February 2024) describes it as "a 1-storey concrete block building used as an automobile repair shop."
- Rent: $2,500/month. Lease term: one year.
- On-site parking. King Street West is served by HSR routes 1A, 5, 10 and 51 on a Priority Transit Corridor.
We are aware that the property, together with 676 King Street West, is the subject of a Site Plan Control application by King Dundurn Inc. proposing a 7.5-storey, 72-unit residential building. We have planned around it. Our fit-out is demountable by design: nothing we install alters the structure, and everything we own can be removed in a weekend.
The use
A single open room used for:
- Individual and small-group work at benches — electronics prototyping, assembly, testing, and laptop work.
- Build sessions on designated days, when the floor is given over to physical work: hand tools, portable power tools, robotics build and test, and mechanical assembly. Participants bring their own tools.
- Scheduled seminars and talks in engineering, physics, manufacturing practice and business.
- Member gatherings and demonstrations.
- Recreation. A pool table at the rear.
Equipment and processes, stated for underwriting: hand tools, portable power tools, bench electronics work, soldering, and robotics assembly and test. No fixed heavy machinery, no CNC, no laser cutting, no woodworking plant, no spray finishing, and no hot work beyond soldering. No production work is performed for sale on site. This is not a retail operation and not a licensed premises.
Occupancy and code
We would rather raise this than have it raised with us.
- Assembly use — seminars and talks with 30 or more attendees — may trigger an Ontario Building Code change-of-use review covering occupant load, egress, washroom provision and fire separation.
- Our commitments: confirm the permitted occupant load before any large event; keep early events below that threshold; budget for the review instead of hoping to avoid it; and keep the landlord informed of anything affecting the premises.
- Smaller events run legally in preference to larger ones run on an assumption.
Insurance
Commercial general liability plus contents plus event coverage, appropriate to public assembly, member build sessions and after-hours member access, to be bound before opening and confirmed against actual quotes rather than estimates. Any future hands-on soldering instruction will be disclosed to the insurer in advance.
Who runs it
The organiser and one or two others, on a volunteer basis at the outset. Operating costs are met by membership fees at three tiers ($50, $100, $200 per month). Fifty-one members covers the full operating cost including rent, utilities, insurance, internet and maintenance.
There is no external investor, no debt, and no revenue that depends on the building's future. Should the venture fail to sustain itself, it closes tidily and the premises are returned in the condition they were taken.
For completeness: Paton Hall is a model, not a single address. We review other Hamilton properties as ordinary diligence on a one-year term. 4 Breadalbane is our preferred site and the one we intend to occupy.
Why here
Hamilton has more than 750 manufacturing companies employing roughly 25,000 people, about 11% of city employment, and a combined $21 billion in manufacturing imports and exports. The Hamilton–Niagara region accounts for close to 40% of Ontario's primary metal manufacturing employment.
The City's approved Bayfront Industrial Area Strategy identifies, as a short-term action, the need for partnerships creating space that bridges education and employee training with area businesses. As of the 2024 update, that action had not started.
Paton Hall performs that function, privately funded, at no cost to the public purse. We claim no standing within that strategy — only that the need it names is real, and that we are meeting part of it.
